Method

Gross yield is twelve months of median gross rent divided by median home value. Price-to-rent is the inverse. * Cash flow prices a hypothetical rental at each metro's medians with 25% down, a 30-year loan at 7.28% (Freddie Mac 30-year average, week of October 1, 2026), the metro's median property tax bill, insurance at 0.5% of price, and 5% vacancy, 10% repairs and 8% management. Metros are the 100 most populous metropolitan statistical areas. A metro whose rent or value estimate has a margin of error above 10% is not listed in search.

Census gross rent includes tenant-paid utilities and median value describes owner-occupied homes, so these are screening figures, not appraisals.
